If you own a home in Fort Pierce, Florida, and you’re dealing with serious repairs you can’t afford, the city’s Residential Rehabilitation Assistance Program may be able to help.
Eligible homeowners can receive up to $100,000 to repair their homes through a 0% interest deferred loan. Even better, you may not have to repay the money at all if you remain in the home and meet the program’s requirements throughout the loan term.
There’s an important catch for the current funding round, though: applications open October 1, 2026, but you had to attend one of the city’s mandatory September orientation sessions to apply.

What Is the Residential Rehabilitation Assistance Program?
The Residential Rehabilitation Assistance Program is offered by the City of Fort Pierce to help eligible homeowners make necessary repairs to their primary residences.
The program is funded through Florida’s State Housing Initiatives Partnership, better known as SHIP.
For the 2026–2027 fiscal year, Fort Pierce allocated $322,514 in SHIP funding between its Home Purchase Assistance and Residential Rehabilitation programs.
That means funding is limited, and the city says applications will be processed on a first-submitted, first-qualified, first-served basis until available funding is exhausted.
How Much Can You Get?
The current Residential Rehabilitation Program guidelines allow assistance of up to $100,000.
The exact amount will depend on the work your home needs and the program’s requirements.
This assistance isn’t structured like a traditional grant. Instead, it comes as a 0% interest deferred loan secured against the property.
There are no monthly payments while you’re meeting the program requirements.
The length of the loan depends on how much assistance you receive:
- Up to $30,000: 5-year term
- $30,001 to $60,000: 10-year term
- $60,001 to $100,000: 15-year term
If the property remains your primary residence and there is no change in title or ownership during the required term, you won’t have to repay the assistance.
However, selling the home, transferring ownership or otherwise failing to meet the program requirements before the term ends could trigger repayment.
The program also limits the total loan amount when combined with an existing mortgage to no more than 125% of the property’s market value.
What Repairs Can the Program Help With?
The purpose of the program is to correct problems that affect the health, safety and condition of an eligible homeowner’s residence.
Depending on what the property needs and what the city approves, rehabilitation may address major systems and necessary repairs to bring the home into acceptable condition.
Because the city evaluates the property and determines which work qualifies, homeowners shouldn’t assume that every desired renovation or improvement will be covered.
This is a rehabilitation program focused on necessary repairs, not a general home-remodeling grant.
Who Is Eligible?
There are several requirements you’ll need to meet.
The property must be located within the Fort Pierce city limits, and it must be your owner-occupied primary residence.
The current program requirements also include conditions such as:
- Meeting the applicable household income limits
- Having the property as your homesteaded primary residence for the previous two years
- Being current on your mortgage, if you have one
- Being current on your property taxes
- Having a property that is eligible to receive the required building permit
- Meeting the program’s ownership and title requirements
- Meeting applicable property-value requirements
There’s another restriction that’s particularly important if you’ve received housing assistance before.
SHIP funding through this program is considered a once-in-a-lifetime benefit. Previous assistance through another SHIP-funded program may make you ineligible for additional SHIP assistance.
Because eligibility depends on your household, property and previous assistance, it’s important to review the current City of Fort Pierce requirements before applying.
You Had to Attend an Orientation to Apply
This is the biggest restriction for the current application round.
Fort Pierce required anyone seeking Residential Rehabilitation assistance to attend a mandatory orientation before submitting an application.
The city held two Residential Rehabilitation orientations:
- September 8, 2026
- September 22, 2026
Both sessions have now passed.
The city says applicants must provide proof of attendance and that applications submitted without it will not be reviewed.
So if you didn’t attend either September orientation, you won’t be able to participate in this particular application round.
You can still monitor the City of Fort Pierce for future Residential Rehabilitation opportunities, but don’t assume another orientation or funding round will be offered until the city officially announces one.
When Do Applications Open?
For homeowners who attended one of the required orientations, applications open:
October 1, 2026, at 8:00 a.m.
The city has not announced a traditional closing date.
Instead, applications will remain open until all available funding has been expended.
That’s particularly important because applications are handled on a first-submitted, first-qualified, first-served basis.
If you attended an orientation and plan to apply, make sure you’re ready for the October 1 opening and follow the instructions provided by the city during orientation.
What If You Missed the September Orientations?
Unfortunately, missing both orientation sessions means you aren’t eligible to submit an application for this particular round.
That doesn’t necessarily mean this assistance will never be available again.
However, the city has not promised another orientation or application round, so we don’t recommend relying on unofficial or previous-year schedules.
